Trading Size for Location, Price, Condition

Two of my clients were the lucky ones in multiple offers this weekend, but their experiences had more in common than jubliation over securing the winning bid.

  • Both started looking for the right home about a year ago
  • Both had location as a top priority... one wanted a specific Minneapolis neighborhood, the other wanted a river view
  • Both had been involved in multiple offers on another property and lost
  • Both were intially looking for more space and amenities at a higher price

They both were the first to see these new listings the end of last week. Even though both were smaller than what they had been looking for, the proportions were good and the floor plans made them feel more spacious than you would expect for their size. And the bonus was the prices were lower than what they had been looking at... AND were completely move-in ready with colors and finishing they liked so they felt very affordable, giving them 'found' money each month.

Location was a key driving force in both decisions... one was the exact neighborhood she had been looking for, and the other had an incredible view of the river, where you could hear the sound of the falls from the balcony.

These were both prime examples of an important part of the home search process... what I tell clients early on in the process...

LOCATION IS VITALLY IMPORTANT BECAUSE YOU CAN'T CHANGE IT. If you find a listing that is in the perfect location be sure to look at it even if doesn't necessarily match all your other criteria... you can be surprised either way once you get into a property.
