St. Paul's Highland Park Neighborhood... Easy Access to Both Downtowns, the Airport and Trails

By Homesmsp @HomesMSP

St. Paul's Highland Park neighborhood is uniquely situated to give easy access to both downtown Minneapolis and downtown St. Paul as well as the airport... without much airplane noise because of the direction of the runways and resulting airplane flight patterns.

This area's development began at the southern tip, which was part of Fort Snelling property in the early to mid 1800s, then was farmland later in that century. In the early 1900s Edgcumbe Road became the center of a fashionable residential area in the hills rising from the bluffs along the river. This area was further developed in the mid 1900s and is still one of the most prestigious areas of Highland, with larger lots along the parkway and homes in a broad range of custom designs. The list price of homes currently for sale on Edgcumbe Road ranges from $319,500 to $1,245,000.

St. Catherine University was founded in 1905 on the northern Highland boundary, with the already established University of St. Thomas and Macalaster College in bordering Macalaster-Groveland neighborhood. This makes the northern part of the Highland and Mac-Groveland neighborhoods especially desireable for university staff. The University of Minnesota Minneapolis campus is also readily accessible via the Mississippi River Road, which isn't bothered by typical cross street traffic. It also has a dedicated bike path providing a bikers a great transportation alternative.

This part of Highland is in high demand and prices of houses currently for sale between Randolph and the Ford Parkway range from $129,900 to $624,900. This area has many charming tudors and is also the home of the only Trader Joe's in St. Paul, at Randolph and Lexington near I-35E. The photo above is of Highland Parkway, which tragically had its towering trees dividing the parkway toppled by straight-line winds in the 1990s... it's nice to see the trees planted to replace those destroyed by the storm now maturing.

When Ford Motor Company opened its Twin Cities Assembly Plant in Highland Park in 1925, it was the impetus for opening much of the remaining farm land to be developed into housing for the auto workers. They also added the Ford Bridge to bring workers from Minneapolis to the plant. The plant closed in 2011 and is yet to be re-developed, but the bridge is still an essential part of the vitality of the shopping district centered at Ford Parkway and Cleveland which includes the historic Highland Theater.

Although the whole Highland neighborhood doesn't have top walk scores, homes near the corner business district at Cleveland and Ford Parkway have high scores for walkability.

For trail lovers, this area connects to the Mississippi River trail system, and Minnehaha Falls and Parkway on the Minneapolis side of the river... which also connects to the Grand Rounds National Scenic Byway. The dark green lines on the map indicate separated bike trails.
