In the real estate world, fall is often known as the buyers season. Therefore, if you are listing your home during this time, it is important to follow a few tips to ensure that you attract a number of interested buyers to your property.
1. Simplify Your Interior
Particularly if you don’t have a large budget, it is best to update your home in simple ways that will show off its best features. Put a fresh coat of paint on the living room walls, but make sure that you select neutral colors. Pack up family pictures and any little knick knacks that you have laying around the house. You want a buyer to walk in and be able to picture themselves in your home, something that is very hard to do if there is personal clutter in the rooms. Finally, open the windows and let the light shine in. A dark home isn’t particularly attractive to buyers.
2. Focus on Creating Curb Appeal
The second someone gets out of their car, they form an impression of your home. In order to ensure that they walk into the home with positive thoughts running through their mind, tidy up the lawn by raking up leaves and trimming back bushes. Since there is often a bit of rain in the fall, position a nice doormat near the front to ensure that the second or third visitor of the day isn’t exposed to wet, muddy tracks trailing throughout the house. Finally, select a few annuals at the local gardening center. They will add a much needed splash of color to the front of your home.
3. Make Sure the Interior Reflects the Season
Perhaps you never quite got around to taking down your decorations from the last holiday, or maybe you just want to hang on to a bit of the summer by displaying your vacation souvenirs. To make your home seem fresh and current, it is important that the decorations and style reflect the fall season. Therefore, go over each room with a fine tooth comb and remove or change anything that isn’t fall related.
4. Keep it Clean
This tip really applies to all seasons, but it is so important that it is worth mentioning here. You may not get much notice that a potential buyer wants to look at your home. Therefore, make an effort to ensure that the beds are made, toys are put up at random intervals throughout the day and your countertops are kept clean.
5. Don’t Rush
If your home isn’t ready to go on the market, hold off for a few months. If this means that you have to wait until after the winter season, that is okay. Make sure you have time to do a thorough cleaning of the interior and that you check off all the small home improvement projects on your list. Only when you feel completely comfortable with the state of your home should you list it for sale.
