Are We at the Lake? The Kilmer Pond Neighborhood in St Louis Park

By Homesmsp @HomesMSP

We have a couple of friends who live in the Kilmer Pond neighborhood which is "kitty corner" from the General Mills world headquarters. They are proud (but not too proud) of the rolling hills, trails and ponds in their neighborhood.

Wooded and quiet, Kilmer Pond Neighborhood of St Louis Park encircles Kilmer Pond in its 91 acres of land. You may have seen Kilmer Pond many times as you have driven down Highway 169 and never given it much thought. Although the pond itself is close to the highway, once you are in the neighborhood you almost feel like you are "at the lake."

A client who lives in the neighborhood and whose Kilmer Park home for sale has had over 20 showings in 4 days describes the neighborhood this way...

The Kilmer Pond neighborhood is a little gem tucked away with easy access to Highways 169 and I-394. There are a lot of single family homes and delightfully, many 1st or 2nd home owners who remember exactly when certain trees were planted and what the development looked like in the early years. Younger families and kids have started moving in as the neighborhood turns over.

We love how tucked away and quiet it is because it's just single family homes and no businesses,  so anyone who is here has a reason to be.  If you go for a walk,  you always see people gardening or walking and there's often a conversation going on between neighbors.

This neighborhood was developed in the mid 1950's, when St. Louis Park was ahead of Minnetonka in terms of its ability to provide water and sewer to new developments. The builders who owned the property, Ecklund and Swedlund, lobbied for annexation to St. Louis Park for this reason. That is why this little corner of St. Louis Park is surrounded by Minnetonka.

Again in the words of my client...

The grandson of the builder of our home (built in 1956-57) contacted us about 2 years ago. The company is still in business, and he wanted to take a look at the home. He remembered being a kid and seeing the development back when it was just dirt and stakes. If you look in the upper cabinet to the left of the stove, on the back of the door is the original builder’s label. Talk about builder’s pride!

In addition to its rolling hills, a great feature of this neighborhood is its connection to Ford Park. Although this park is officially in Minnetonka, it's just a stroll to the pedestrian entrance to the trails of this park, beautiful year round. The main entrance with parking and and playground is located along Ford Road. It is so nicely landscaped away from the main road it is easy to miss if you aren't looking for it.

Although Kilmer Pond neighborhood is officially St. Louis Park, it is in Hopkins School District as is neighboring Minnetonka. It is so handy having the complex with Tanglen Elementary, North Junior High and Hopkins High School only about a mile from this neighborhood. The high school also includes Lindbergh Center with gym and exercise facilities open for membership to the public.

Most families (87.3%) in Kilmer Pond are classified as small, meaning they have two or three members. There's a higher percent of small families than there are in St. Louis Park as a whole. Approximately 59.9% of Kilmer Pond's population lives in a household with an annual income of between $25,000 and $75,000, although the average income is $88,000. Kilmer Pond has a significantly higher percentage of people with a post-secondary education (48% have bachelor's or graduate degrees) than St. Louis Park and Hennepin County, which suggests that this is a well educated neighborhood.
