When getting ready to sell, one of the hardest tasks can be getting your home photo shoot ready. I have had 4 photo shoots in the span of a week (and 2 more shortly before) so I have staging details on the brain right now.
My seller from this morning's shoot expressed my feelings exactly... the hands down most important part of the listing is the photos. If buyers don't like what they see in the pictures they won't even bother to find out anything more about it. I don't know how many seconds experts are saying you have to grab attention right now, but I have heard 4 seconds quoted in the past and that seems about right to me. Those 4 seconds are what can create hours and days and weeks and months and sometimes even years of work to get it right.
Those 4 seconds are why I always hire a professional stager to work with sellers to give their home that WOW factor... and a professional photographer for photos that POP.
Buyers do notice all this hard work, in fact they often bring it up themselves when they visit homes in person. They often talk about how much they admire and appreciate all the hard work the seller has gone through, and marvel at how they can keep things in such great showing condition while an active family is still living there!
This home at 1820 Parker Road in St. Louis Park just pended this week after accepting an offer only 5 days after hitting the market. Congratulations on successful teamwork... it takes all three: homeowner, stager, and photographer... all their hard work paid off and the sellers didn't have to live in their 'pretend' house for long!!!
