6 Home Upgrades That Pay Off in the Long Term

By Alyssa Martinez @ItsMariaAlyssa

Are you thinking about renovating your home, but not sure if it's worth the cost? If you're starting to dislike your home in its current state or want to sell it for a profit, updating your home could lead to an increase in its market value, giving you a better chance of selling it in the future.

Regardless of whether you want to fix things for yourself, or fix things up so that you can sell in the future, making a few upgrades to your home is definitely worth the investment. Here are 6 home upgrades that'll really pay off in the long term.

1. Fixing the Roof

A poorly maintained roof is clearly visible to potential buyers and can lead to some seriously hazardous situations. A leaking roof can lead to mould, which could seriously affect your health as well as anyone else living in the house. When you make regular maintenance updates and invest in a variety of roof repairs, you keep your roof healthy and extend its lifespan. This also saves you from water damage, cracks and potentially even encountering issues with water and electrical wiring.

2. Updating a Kitchen

Updating your kitchen is one of the most popular home upgrades that people like to do. When you update your kitchen you bring it into the current century and get rid of all of those things that make it look and feel unwelcoming and outdated. When previous owners have gone with stylised and trendy finishes to customise it to their personal taste, things can age poorly, especially when there is a lot going on. While remodelling a kitchen can be pricey, it can raise the value of the home exponentially. When people come in and see an outdated kitchen they take into consideration the cost of needing to renovate it. The longer you leave something the more outdated it gets.

A top tip that any designer will give you is that you can never go wrong with timeless. Look for finishes that always be appealing, for example, marble countertops, and a simple colour palette that is mostly neutral. Bring colour in through your appliances, not permanently with bright red mosaics as your backsplash. You want your renovations to make your kitchen look like it isn't dated several years down the line.

3. The Bathroom

Bathrooms are a close second to your kitchen upgrade. You can do an array of simple little upgrades, such as replacing the hardware on taps as well as the showerhead to give it a quick little facelift. If you want to do more, a good rule of thumb is to try and keep things classy, but simple. If you want to do more elaborate replacements keep this rule in mind.

4. Exterior Doors

The front door is quite literally the first thing people see before they come into your home. An "ugly" door immediately makes people fearful about what to expect when they enter and can be very uninviting. Replacing your old tattered front door with a new one can be quite the facelift. Not only does it boost the marketability of your home, but it shows that you take pride in your home.

If you don't want to buy an entirely new door, you can easily update your existing one with a fresh coat of paint and some new pieces of hardware quite cheaply. The same thing goes for your garage doors. Make sure that your doors look good.

5. Landscaping

Landscaping is very important. An ugly yard can cause a house to lose absolutely all of its curb appeal. A little bit of landscaping can make a home look more inviting and really boosts the first impression people have of your home. The best part is that it is often one of the cheapest ways to make your home look great. With a little bit of maintenance, a good looking garden can really pay off in the future.

6. Outdoor Entertainment Area

An outdoor entertainment area is a great way to add value to your home. By either adding or updating a pre-existing outdoor area you can make your home feel like a space that wants to have people in it. It is a great addition to any home and makes for a great entertainment area for family and friends in the warmer months. It is a great return on investment and something for everyone in the family to enjoy.

Upgrading your home can seem like an unnecessary expense and like an activity that is choco blocked with irritation and unexpected costs, but it is really worth it in the long run. Not only do home improvements push up the long term value of your home, but they create a beautiful home for you and your family to live in right now.
