End of tenancy cleaning, What is end of tenancy cleaning? What does it include? How clean is clean?
End of tenancy cleaning is the most thorough kind of cleaning you can book, when it comes to cleaning a property there are so many different factors to consider. The tenants that have lived in the property prior to moving out could have taken care of the property well or they could have not so when we receive bookings for end-of-tenancy cleaning London service we really never know what to expect. This is why it is very important for us to be prepared for any condition of the property.
Before you can assess the cleaning required we need to establish many different factors some of these factors include the following:
- Tenancy agreements can include Fixed term tenancy, Periodic tenancy, Assured shorthold tenancies.
- Some tenancies will come with a Tenancy deposit scheme. This will have details containing conditions on how the tenant will ensure to claim his or her deposit back upon leaving the property. What may break that clause means that their deposit may need to be used to ensure the property is cleaned to a higher standard than left.
- There will be also details if any damages need to be fixed after the tenant has left the property. These will all be lined out in the contract agreement when the tenant first moves into the property, also known as the Tenancy Agreement.
The tenancy agreement will include a lot of information on every aspect of the tenancy agreement, it will include:
- The Tenancy deposit scheme and how it works. Any Notice periods such as how much notice has to be given if you plan to move out of the property.
- Break clauses, what actions might terminate the agreement in place, damages, non-payment of rent, Antisocial beplano on.
- If rent arrears are present when giving the notice to leave the property. It will explain what actions will be taken if this happens.
- Details on what is classed as fair wear and tear to the property and what is not.
- Amounts for Rent and how often is it expected? Usually, a date will be agreed on which the landlord will expect rent to be paid.
- It will also include total amounts monthly or weekly. It may also include details on charges if you make late rent payments or missed rent payments.
If a court order may be required, this is usually only used as a last resort to resolve any issues that are going un-rectified. Suppose a tenant has left the property in a terrible condition and has outstanding rent that they have not paid and are not in contact with the landlord. A court order will be sent out to the tenant to try and get the issues rectified as soon as possible.
Possessions information on who is responsible for damages to possessions will be information. For example, suppose the landlord or letting agency has appliances before the new tenant moves in. In that case, the tenant will be liable for any damages caused to the appliances; however, if a device stops working, such as a fridge or washing machine, there may be insurance in place stating that the landlord is responsible for all repairs or replacements these items. It is essential to know who is liable for repairs before you sign any contract.
Landlords are not liable for replacing or repairing any items the tenant has brought in. The tenant would need to ensure they have home insurance for their appliances. If a clean has been completed and the cleaning company has damaged items it would be the cleaning company liable to replace or fix the item. However, this should be rechecked before booking with a cleaning company as not all offer insurance for damages caused.
In the final Agreement, you will have a copy of the final agreement, and so will the landlord or letting agency. This will include everything about the tenancy agreement and be signed by both parties, landlord and tenant.
The final agreement should also include contact details for your Landlord or letting agency. This is important so that if any issues should arise, you can contact them for assistance or advice on how to rectify the situation, or simply if you need to ask any questions about your tenancy agreement.
Your landlord will also keep a record of any missed payments, damages, or anything that is reported about the property. This will aid them if ever the need for court order/case. All records will be kept in a case for the need of evidence. This can include any reports of anti-social behavior, property damage, non-payment of rent, or charges.
What happens at the end of a tenancy?
Well at the end of a tenancy it all depends on what agreements the landlord and the tenant have, sometimes the tenant will be liable to ensure that the property is left in a satisfactory condition, however other times the landlord will be responsible.
Often, a landlord will have a tenant who follows the correct procedure of giving the proper amount of notice and having the property cleaned before leaving the property. However, sometimes tenants can up and leave without even telling the landlord that they are ending their tenancy agreement. This is a nightmare for the landlord or letting agency because they then have to chase the tenant for any outstanding rent or new charges that may be in place for cleaning or repairs on the property.
In some worst-case scenarios where they cannot contact the tenant, they would need to take things further and open a case with the court. This will aid them in getting any money that is owed for cleaning services and so on. This isn’t ideal for the landlord as this can slow the process of getting a new tenant into the property, thus resulting in the landlord losing more money whilst the property is empty for repairs or cleaning to ensure it is suitable for the next tenant.
What should a landlord do at the end of a tenancy?
A landlord has to ensure that the property is ready for the next tenant, this includes making sure that the property is clean and free from any damages. They need to complete a total checklist of the entire property.
Everything must be clean and in full working order before any new tenants move in. This will all be assessed, checked, and signed by the landlord, any contractors that come in to test electrics and plumbing and it will all be documented and kept as evidence to show the new tenants that it has been completed. The new tenant will also sign the documents included in their tenancy agreement to state that they have accepted the property as it is.
Does my landlord have to give me six months’ notice?
Landlords have to give you notice if they wish your tenancy to end. They will give you a notice period. This will provide you with time to find another accommodation if they require you to leave. This notice period will also allow the landlord time to find a new tenant if you decide to leave the property. Your tenancy agreement will include the length of this notice period at the start of the tenancy.
What happens to the deposit at the end of a tenancy?
The deposit that you pay at the beginning of the tenancy is usually fully refundable if you ensure that the property is as you were given it at the start of the tenancy. Any damages must be fixed by yourself and the property has to be clean and well kept. If all of these guidelines are followed, you should receive your deposit upon the end of the tenant with no problems.
Moving on from the legal side and the landlord’s point of view, we can now speak about the cleaning process. So End of tenancy cleaning is one of the most thorough cleaning services you can book. It offers complete cleaning of the entire property. We will clean every room and surface to the best standard possible.
From the moment you call, email to book, we will get everything sorted for you. We will discuss things like who will give us access to the property. We will make sure that we have permission to enter the property by either landlord or the tenant. This depends on whether the tenant has booked the clean or whether the landlord is liable to book the cleaning service.
Sometimes the landlord agrees to sort the property after the tenant has left the property, this usually will mean that any deposit that you have paid at the beginning of the tenancy agreement you will not receive back. Suppose you have agreed with the landlord that you will have the property cleaned before your last day in the property. In that case, you will most likely receive your deposit back after you have left and the landlord has checked to ensure that the property has been cleaned to a standard that is acceptable for them. They will attend the property once you have left with a checklist of what things need to be checked. This will include the condition of any white goods owned by the landlord and the general cleanliness of the property.
If any possessions have been left on the property, the landlord may charge you a removal fee as they will have to arrange for a removal company to remove any rubbish and items left by the tenant. Some cleaning companies will offer to remove possessions that have been left for a small additional charge, depending on what the items are.
Usually, bags of rubbish, old clothing, and so on can be removed by the cleaning company; however, they will not remove large pieces of furniture. You will be liable to contact the correct companies to have these removed safely leave the property. It is always best to keep your landlord up to date with the progress of the cleaning, this will ensure that no additional charges may occur in the future once your tenancy comes to an end.
So we will always get permission to enter the property. Before doing so, we will arrange with you the tenant or the landlord how it is best to enter. We can offer a crucial collection service from the letting agent if no one can be present at the date and time of the clean, or we can meet you at the property and give us access.
You are welcome to stay throughout the clean or leave us to it and come back that the end you check it is up to standard for yourself. If you cannot be present at the end of the clean, we can arrange a key drop-off to another location (within reason). Depending on the distance, it may be an additional charge. Or we can simply posy the keys through the letterbox if your letting agent or landlord has another set.
We offer a free re-clean guarantee if the landlord thinks that will improve some areas. Further, this must be reported no more than 24 hours after the clean has taken place and before any tenants are living in the property.
