Boilers for landlords
in 2020

The world of central heating is a complex one. Whether you’re a new landlord or you’ve been managing a portfolio for years, it can be hard to work out which is the best boiler for each property due to their complicated specifications and the conditions under which they work best.

While the effectiveness and longevity of each appliance will always depend on the property in question (number of residents, water pressure and quality and other factors have a clear effect on each product’s performance), there are certain brands and models that clearly lead the pack.

In this article, the team at Property Solvers look at some of interesting boiler choices, looking at the main features that make them most suitable for use in a rental property.

Each section contains the basic specification for each appliance. For further information, simply click the product name to access the manufacturer’s website.

Compact

  • The Vokèra Easi-Heat Plus

If your property doesn’t have much in the way of space, this Vokèra model is ideal. Fitting perfectly into a typical kitchen cupboard, the Easi-Heat Plus is perfect for studio flats, HMOs and properties with smart, space-saving layouts.

The model is lightweight and easy to operate. It’s versatile too, with the potential to be installed as an LPG fitting if the right setup is arranged.

It’s frost-proof, there is a backup system to ensure full functionality even if the hot water thermistor fails and it has anti-cycling control in order to save energy and prevent wear. This elegant combi boiler comes with a very reasonable warranty.

    Specs:

    • Combi boiler
    • Warranty: 5 years
    • Size: 795mm (H) / 405mm (W) / 248mm (D)
    • Central Heating Max Output: 19.5 kW (for 25C model) / 24.5kW (for 29C model)
    • ErP: Class A

Larger Property

  • Vaillant ecoTEC Plus 48/64kW System

If you manage a HMO, or a property with a larger number of bedrooms where high outputs are likely, the ecoTEC from Vaillant may be the perfect choice for you when it comes to system boilers.

Available in either 48 or 64kW output depending on the nature of the property, this boiler bridges the gap between domestic and commercial models – despite its lightweight, compact design.

The warranty may be extended if you meet the manufacturer’s particular conditions, and the appliance can be made compatible with LPG, solar thermal and various remote heating control applications. This model requires the installation of a separate cylinder.

    Specs:

    • System boiler (gas)
    • Warranty: 5 years minimum (potentially extendable)
    • Size: 48kW – 720mm (H) x 440mm (W) x 405mm (D) / 64kW – 720mm (H) x 440mm (W) x 473mm (D)
    • Central Heating Max Output: 48kW or 64kW
    • ErP: Class A (can be further improved)

Energy Saving

  • Worcester Bosch Greenstar Lifestyle

Worcester Bosch continues to be one of the highest-achieving brands in the boiler world. We recommend this model for those who wish to save money on their energy bill and do their bit for the environment simultaneously.

With an energy efficiency rating of 94%, the wall-hung Greenstar Lifestyle’s design is highly attractive with a sleek shape, and you can choose from either a black or white finish depending on your preference. Due to its elegance, there’s no need to hide it away in a cupboard.

Its impressive 12 year warranty sets it apart still further, as does its capability of providing significant outputs.

    Specs:

    • Combi boiler
    • Warranty: 12 years
    • Size: 780mm (H) x 440mm (W) x 365mm (D)
    • Central Heating Max Output: 30/35kW depending on model
    • ErP: Class A

With four different outputs available, you’ll be able to select the perfect product for each of your properties.

    • Sizet: 740mm (H) x 445mm (W) x 330 mm (D)
