Does Having an Eco-friendly Home Improve Your Resale Value?

Posted on the 23 July 2011 by Alison_wood @midnight_eden

Alternative housing and homes with special amenities are becoming increasingly popular for today‘s home buyer. One such choice, particularly for the environmentally conscious are Eco-friendly homes.

Eco-friendly homes are preferred by some individuals in the housing market for various economical and environmental reasons. One reason worth noting is that comparatively these dwellings use 40% less energy than traditional homes. They are also reported to be healthier.   Traditional homes can potentially emit fuels that can be hazardous to those that occupy them, due to materials used for building, as well as paints applied to walls for the purpose of decorating and enhancing the walls. Additionally, they can also be more expensive to operate due to materials and construction.

Eco friendly homes are constructed of environmentally friendly materials such as: bale, FSC timber, line plaster solar panels, and straw. These materials last longer.

Having an Eco-Friendly home has many advantages, and thereby can increase your home’s resale value, particularly if the home is well maintained, spacious and attractive.

Here are some ways having an Eco-friendly home can increase the resale value of your place. Keep in mind that having the right agent also enhances this likelihood.

1. Eco-Friendly homes reduce bills due to the construction and materials. Those who “go green” can actually save “green”. And in today’s struggling economy, anything that reduces expenses is a definite plus. Not to mention, utility companies are constantly imposing rate hikes for homeowners, due to their operating costs and availability of resources.

2. They provide a safer, cooler environment for families that live in them. This is the result of heat from the sun not being retained in the earth’s surface. Depending upon the climate and region in which you live, this can be a real advantage. It also helps those who are elderly, given that they are more susceptible to health related problems as a result of excessive heat.

3. Materials used for construction last longer. This reduces replacement cost expenses.

4. There’s less carbon produced in the air because of the use of green materials. Less carbon means a healthier atmosphere for you, your family, and your community. Not to mention pets.

5. Conventional homes will require more maintenance throughout the years, also due to the materials used for construction.

6. Eco-friendly homes use the concept of “gray water”, thereby preserving water usage. Bath water can also efficiently be used for flushing the toilet.

According to Remodeling Magazine, a larger number of homeowners today will devote less emphasis on traditional upgrades like bathrooms and kitchens. Instead, many are opting for comfort, reduced expenses, and practicality.

More and more Americans are becoming more environmentally conscious due to increased awareness, and Eco-Friendly homes are a way for them to purchase the “American Dream” without it ultimately becoming a nightmare.

For more information on selling Eco-friendly homes, and establishing the true value, there are an array of available resources and agents available online, depending upon your area and your specific needs.
